A Transaction Broker can NOT provide Buyers 1) FULL DISCLOSURE, 2) 100% REPRESENTATION, 3) TOTAL CONFIDENTIALITY, 4) COMPLETE LOYALTY. These four duties are all required in an AGENT or AGENCY relationship. An AGENT must always act in the best interest of the client. Ninety Eight Percent of Florida Real Estate Brokerages have Contractual Obligations with Sellers.
